Do I need a home inspection?
Your RE/MAX New Beginnings Realtor will strongly suggest that you preform at minimum, a structural and mechanical home inspection. Other inspections may include termite (in some cases this is required by your lender), chimney, radon or other possible hazard inspections. The American Society of Home Inspectors (ASHI) has developed formal inspection guidelines and a professional code of ethics for its members. Membership to ASHI is not automatic; proven field experience and technical knowledge of structures and their various systems and appliances are a prerequisite.
What's a home inspection?
This takes place after a contract has been accepted by a seller and is attached to a time frame ( the home inspection contingency period) allowing the buyer to complete the inspection and to ask the sellers for repairs as needed. Repair requests to the seller are generally based on structural and mechanical items and not cosmetic items such as paint or carpet. Home Warranties may be purchased by the seller for the buyer or the buyer may purchase one for themselves at closing.
